If you’ve found yourself Googling “Is now a good time to buy a new construction home in Las Vegas?” while sipping your morning coffee, consider this your answer — from someone who’s been walking these streets (in heels, usually) since June 2006.
Because this December?
Let’s just say the Las Vegas housing market is having a moment.
And it’s not a subtle one.
This year’s builder incentives have been so bold, so downright dramatic, that even I had to raise an eyebrow — and I’ve been doing this for almost two decades.
We’re talking:
Up to 20% off completed new homes
Closing costs covered
Mortgage rate buy-downs that actually move the needle
Designer-level appliances included (hello, fancy refrigerators)
Blinds! Always ask for blinds.
And the real plot twist?
Dirt lot deals with discounted premiums, 50% off design center options, plus closing costs and rate incentives
Yes — even the dirt is on sale.
Even Carrie Bradshaw would need a moment.
And because this is Vegas, naturally, there had to be a showstopper:
I negotiated a builder-paid plane ticket for a client to fly in for her walkthrough. When I say negotiation matters… I mean it.
The Part No One Likes to Hear (But Everyone Needs To Know)
If you’re researching the Las Vegas real estate market forecast for 2026, there’s a reality check coming — and not the glam kind.
Builders are:
Preparing to pull back
Planning to build fewer homes
Quietly signaling that the days of “everything must go” incentives are ending
Which means this sparkly December moment?
It’s limited edition.
And from my side of the transaction table, the urgency is real: these incentives will disappear within days as builders close out their year.
So if you’ve been sitting on the sidelines waiting for a sign…
Consider this your cosmic nudge wrapped in a velvet bow.
Why This Matters (Beyond the Champagne Glow of December)
Four buyers I worked with this month walked into genuinely exceptional deals — the kind people brag about later. And if you’ve been asking yourself:
“Should I buy a home in Las Vegas before 2026?”
“Are there still new-construction deals in Vegas?”
“Is this really the moment to jump?”
The answer is yes.
Yes.
And absolutely yes.
