Starting Our Tour at Ashland by Taylor Morrison

I started my tour at Ashland by Taylor Morrison, located in the beautiful Grand Park Village. These are single story homes, all gated, and limited to only 92 residences. The models lean a little more traditional, and if you prefer single story living with wide layouts and clean design, Ashland is a great place to start.

I focused on the Summit floor plan, which is just over 3,300 square feet. The base price is around 1.5 million, but there are fully completed quick move in homes priced at about 1.8 million. These quick move in homes already include flooring and finishes, and you can move in right away.

One of the biggest things I want to mention is that year end pricing and incentives are very real right now. The price you see on the sheet is not necessarily the price you need to pay. Builders this quarter are motivated. You can often write offers or take advantage of financing incentives that were not available earlier this year.

If you are 50 plus and searching for a forever home, this is an excellent window of opportunity.

What I Love About the Summit Floor Plan

This home has a great indoor outdoor feel. There is a covered space outside that is almost like an outdoor room. You could add a dining table or a TV and turn it into a fun, shaded hangout area. The home feels open, bright, and comfortable, which makes it a perfect fit for people transitioning into their next chapter of life.

The primary suite is separate from the other bedrooms, and with everything on one level, it is easy to maintain and easy to live in long term.

Next Stop: Edgewood by Tri Pointe Homes

After Ashland, Peter and I headed to Edgewood by Tri Pointe. I have always been a fan of Tri Pointe because their homes feel modern and fresh. We started in the Plan 2, which is just under 2,400 square feet. What I love about this home is that it lives almost like a single story, with the primary bedroom on the main floor and one additional bedroom and loft upstairs.

This is perfect for someone who wants most of their living space on one level but still wants a separate area for guests, an office, or a family member staying long term.

The quick move in homes for this floor plan are priced at 1.1 million, but the sales agent told me they are currently offering a 75,000 dollar incentive for any quick move in home. That is an incredible deal for Summerlin.

This is a rare moment where prices, incentives, and inventory are all lining up. If you are looking for something luxurious but want to stay under 2 million, this is one of the best values I have seen this year.

Heading Upstairs to the Loft and Guest Suite

The upstairs level of the Plan 2 is beautiful. It has a private bedroom with its own bathroom, a loft that can be used as a den or small gym, and a balcony that brings in clean desert air and natural views. It has a nice amount of privacy.

This setup is ideal for anyone who has visiting family, adult children, or frequent guests. It also works well if you want a quiet office space away from the main level.

New Opportunities at Glenrock by Toll Brothers

The next stop on my tour was Glenrock by Toll Brothers. The models were not even open at the time of filming. They opened the following weekend. Even so, they already had quick move in homes available, including a stunning single story around 3,800 square feet priced under 2 million dollars.

I recorded some B roll so you can see it in the video. These homes are impressive. Toll Brothers is doubling down on the future of Summerlin, and with so much new infrastructure going into Grand Park, the long term value here is strong.

A Quick Mention of Ascension

I also want to note that Toll Brothers has additional inventory at Ascension. This community has performed extremely well over the past two years, and they currently have homes available in the Ridgeline series for under 2 million. If you missed out earlier and still want to be in this guard gated community, now is a great time to revisit it.

Why Q4 Is the Best Time to Buy New Construction in Summerlin

The Las Vegas Review Journal recently confirmed that we are in a buyer focused market. You can feel it in the new construction space. Builders know it too. Many have adjusted pricing, increased incentives, and are looking to close more homes before the end of the year.
