Country Club Hills

Eagle Hills

Eagle Hills is a smaller and slightly more understated guard gated community in The Hills South — approximately 160 custom and semi custom homes built between 1995 and 2000. Near TPC Summerlin. Minutes from top rated schools and Summerlin Hospital.

For the buyer who wants guard gated living in established Summerlin North with mature landscaping and a quieter community feel — Eagle Hills deserves more attention than it typically gets.

Siena

Siena is Summerlin’s established guard gated active adult community — 55 plus, with townhomes starting from the $400s and a full amenity package including golf, pools, fitness and an active social calendar.

For the 55 plus buyer who wants guard gated living without the luxury price tag — Siena is the answer. And at entry points from the $400s it is one of the most accessible guard gated addresses in all of Summerlin.

The Newer Communities — Modern Guard Gated Living

Ascension

Ascension is the newest guard gated community in Summerlin South — and it represents a completely different guard gated experience from the established communities above.

561 homes by Toll Brothers and Pulte across 261 acres. Prices from approximately $1.2M to over $4M. And a 7,500 square foot clubhouse that includes two pools, pickleball courts, a golf simulator and a fitness center reserved exclusively for residents.

This is guard gated living built for the modern buyer. New construction. Contemporary floor plans. Updated building standards. Energy efficient features. The amenity package of a private club without the golf membership requirement.

For the buyer who wants guard gated Summerlin but does not want to buy into an older resale community — Ascension is currently the strongest new construction option in this category.

Mesa Ridge

Mesa Ridge offers guard gated living within The Peaks village in Summerlin South at a range of price points. A solid option for the buyer who wants the guard gated address within the broader Summerlin South luxury corridor without committing to the price points of Ascension or The Ridges.

The Ridges

The Ridges is Summerlin’s premier luxury guard gated community — custom and semi custom homes on elevated homesites with panoramic valley and mountain views. Homes typically start above $1M and reach well into the multi-million dollar range.

The Club Ridges amenity center includes pools, sport courts and fitness facilities. Direct access to Bear’s Best golf course within the community. And a design standard — both in architecture and in landscaping — that reflects what happens when a guard gated community is given 25 years to mature into exactly what it was designed to be.

The Ultra Exclusive — A Category of Its Own

The Summit Club

The Summit Club is not just a guard gated community. It is a private club with mandatory golf membership and the most restrictive access in all of Summerlin.

Located next to The Ridges on the western edge of Summerlin — homes here start in the seven figures for lots and reach $10M to $20M and above for completed estates. Some of the wealthiest people in Las Vegas call The Summit Club home.

How To Think About Guard Gated in Summerlin

Here is my honest take after twenty years in this market.

The established communities — Tournament Hills, Country Club Hills, Red Rock Country Club, Eagle Hills — offer something the newer communities cannot. Maturity. The trees are grown. The landscaping is established. The community has settled into itself over decades. That character takes time to build and it cannot be replicated in a new community no matter how well designed.

The newer communities — Ascension primarily — offer something the established communities cannot. New construction. Modern floor plans. The latest building standards. A clubhouse that was designed for how people live today.

The choice between them is really a choice between two different values — established character versus modern product. Neither is wrong. It depends entirely on what you prioritize.

And if guard gated living at any price point is on your radar in Summerlin — the most important thing you can do is have a real conversation about what you actually want out of that address. The gate itself is the starting point. What is behind it is the whole story.
