There are roughly eighteen guard-gated communities in Summerlin. Most relocating buyers tour four.

The Vineyards is one of the ones they skip — and it’s the one locals consistently light up about. Mention it at a dinner party in Las Vegas and somebody at the table will say “I love that community.” Mention it to someone flying in from California next week and you’ll get a blank look.

That gap is the whole story of this place.

Where is The Vineyards in Summerlin?

The Vineyards sits in The Arbors village in Summerlin North, zip code 89144, tucked between Far Hills and Laurelglen just off the 215. It’s 138 semi-custom homes built by Christopher Homes between 1999 and 2004, ranging from roughly 3,000 to just over 5,000 square feet, on lots that run from about a quarter acre to more than half.

Twenty-four hour staffed guard gate. Wine-themed street names throughout — Mersault, Chambolle, Beringer, Muscato, Reisling.

It was named National Community of the Year in 2000.

What makes The Vineyards different from other Summerlin communities?

Christopher Homes built this as an escape from the desert. That was the actual design intent, and they worked with Scheurer Architects to execute it.

Now, let’s be honest about Tuscan architecture for a moment.

Tuscan happened everywhere in this valley in the early 2000s, and most of it has not aged well. You know exactly what I mean — the fake stone veneer, the color palette that’s now just beige with opinions. A lot of it looks tired twenty years later.

This isn’t that.

This was done with real architecture and real restraint, and it’s one of the few places in Las Vegas where twenty-five years later it doesn’t read as dated. It reads as established.

Every street here is a cul-de-sac with a garden in the middle of it. Not a turnaround with a shrub — an actual garden. And a landscaped greenbelt bisects the community with a paved walking trail connecting three medallion plazas, each with benches, flower gardens, and fountains.

The trees have grown in over all of it. You drive through the gate and you genuinely feel like you turned into a vineyard.

That’s something no new construction community in this valley can offer you, because you cannot buy twenty-five years of mature landscaping. You can only wait for it.

What are HOA fees in The Vineyards?

Roughly $400 a month, and that’s both layers — the Vineyards sub-association plus the Summerlin master.

For a staffed twenty-four hour gate, the greenbelt, three plazas, and all of that common-area landscaping, that’s a reasonable number in this market. Comparable guard-gated communities in Summerlin run considerably higher.

A closer look: 1201 Mersault Court

Here’s what a home in The Vineyards looks like when someone has taken it seriously.

At just over 4,000 square feet, this residence lives large without feeling cavernous — four bedrooms, four baths, French Country aesthetic paired with modern design.

The kitchen is a genuine chef’s kitchen: Wolf, Sub-Zero, Thermador, and Viking appliances, a 100-bottle wine fridge, quartzite counters, custom cabinetry, and an appliance valet.

Real wood floors throughout. Dual staircases. An office with built-ins. Roller shades. Upstairs, a seating area that flexes as a game room, loft, or library.

The main-floor junior suite is worth pausing on. It has a French door walkout to the front courtyard and a second walkout to the pool directly from the ensuite bath. Two private exterior accesses on the main level — a genuine setup for multigenerational living or long-term guests, and a layout you rarely find in this vintage of home.

The primary bath has been completely reimagined into a spa-like hotel experience: rain shower, jetted freestanding tub, custom closets.

Why a reimagined home reads differently than a renovated one

Here’s what somebody did with this house, and it’s harder than it sounds.

They took a Christopher Homes floor plan from the early 2000s and reimagined it — not touched up, reimagined — without stripping out what made it warm in the first place.

Most twenty-year-old homes that get renovated end up looking like a 2023 spec house with a 2003 roofline. This one doesn’t. It still feels like the house it was meant to be. It just works the way you’d want a house to work now.

Same story as the community, at a smaller scale: something built well originally, brought current by someone who understood what not to touch.

Is The Vineyards right for you?

Established Summerlin has a specific appeal, and it isn’t for everyone.

It fits you if you want mature trees and a neighborhood that already looks finished, you like the idea of walking to a fountain plaza inside your own gate, and you’d rather have architectural character than the newest floor plan.

It probably doesn’t fit you if you want a brand-new build with a builder warranty and a design center appointment, or if you need the newest amenity packages coming out of Summerlin West.

Both are legitimate. They’re just different buyers, and knowing which one you are saves you months of touring.

Come see it before you decide

The thing about The Vineyards is that photographs don’t get it across. The scale of the trees, the way the cul-de-sac gardens work, what the greenbelt actually feels like when you walk it — that’s a fifteen-minute in-person experience and it changes people’s minds.
