Summerlin Realtor Jennifer Graff: Knowing the Nuances of Every Summerlin Village
If you’re searching for a Summerlin realtor, here’s the first thing I’d want you to know.
Summerlin is one name, but it’s a lot of different markets.
The same budget can buy you the most expensive house on the street in one Summerlin village and one of the least expensive homes in the next. The same price per square foot can get you a very different lifestyle depending on where you land. And the builder who put up your home 15 years ago still affects what it’s worth today.
After 20 years in Summerlin and a career that started in new construction, knowing those nuances is what I do.
20 Years in Summerlin
I came to Las Vegas from back East in 2006 and moved to Summerlin. I raised my boys here, and 20 years later, it’s still home.
I’ve watched Summerlin grow up village by village, from the established neighborhoods in 89134 and 89144, to Summerlin South in 89135, out to the newest villages in Summerlin West in 89138, like Grand Park, Kestrel, and La Madre Peaks. I’ve seen which neighborhoods have held their value, which ones have changed, and where Summerlin is headed next.
A Background in New Construction
Before I ever represented buyers, I spent years on the builder side, selling new construction for builders like DR Horton and Lennar, and high-rise residences at CityCenter.
I’ve sat in the sales office. I know how builders price homes, how they use incentives, and what they don’t put on the brochure. That’s why buyers of Summerlin new construction work with me: I know both sides of the table.
Today, I’m a Summerlin realtor with The New Home Experts Las Vegas at Simply Vegas, specializing in Summerlin new construction, luxury homes, and buyers relocating to Las Vegas.

What a Summerlin Real Estate Agent Should Know That Most Don’t
Here are a few things I walk every Summerlin buyer through before they write an offer.
The same $900,000 isn’t the same in every Summerlin village
In Kestrel, a high-density village with condos, townhomes, and three-story homes, $900,000 puts you in the top 8% of recent sales. A few minutes away in Grand Park, that same $900,000 sits in the bottom 10%. Same zip code, same budget, two very different buys.
In Summerlin, you may pay more for the lifestyle than the house
In a recent comparison, homes in Redpoint and Stonebridge, near Downtown Summerlin, sold for about $70 more per square foot than similar homes in The Cliffs in Summerlin South. One gets you more house. The other gets you the Summerlin lifestyle right outside your door.
Who built your Summerlin home still matters
Years after the builder leaves, their original price point and standard features still shape your neighborhood. In one Stonebridge neighborhood right now, similar homes are listed anywhere from about $850,000 to $1.5 million, mostly because of what owners did after closing.
What’s coming to Summerlin West changes the map
Plans show a major new Urban Core in Summerlin West, including a large Target and new shopping off the 215. Some buyers will want to be close to that growth. Others will want some distance. Either way, it’s worth knowing before you buy.
Summerlin new construction prices are just a starting point
Builders in Summerlin are offering some of their biggest incentives of the year right now: price reductions, closing costs paid, and rate buydowns. Knowing how to negotiate those is where a realtor who’s been on the builder side makes a real difference.

Summerlin Realtor FAQs
Why should I use a Summerlin realtor instead of any Las Vegas agent?
Summerlin’s villages vary widely in price, product type, lifestyle, and resale performance. A Summerlin realtor who knows the area village by village can show you where your budget really lands and how a home is likely to hold its value.
What makes a Summerlin realtor with a new construction background different?
An agent who has worked on the builder side understands how builders price homes, structure incentives, and negotiate. That experience helps buyers of Summerlin new construction get the most out of rate buydowns, closing cost credits, and price reductions.
What zip codes are in Summerlin?
Summerlin homes are mainly in 89134, 89135, 89138, and 89144, with parts of Summerlin also in 89128 and 89145. Each zip code includes several villages with very different price points.
What is the best village in Summerlin?
There isn’t one best Summerlin village. The right village depends on your budget, how you want to live, whether you want single-story living, and how long you plan to stay.
What does $900,000 buy in Summerlin?
It depends on the village. In Kestrel, $900,000 is near the top of recent sales. In Grand Park, about 9 out of 10 recent sales went for more than $900,000. The Summerlin Primer breaks this down for every Summerlin zip code.
Do I need a realtor to buy new construction in Summerlin?
It’s a good idea. The builder’s sales rep represents the builder, and many builders require your realtor to be with you on your very first visit. The builder typically pays your agent.
Are Summerlin builders offering incentives right now?
Yes. Many Summerlin builders are offering year-end incentives, including price reductions, closing costs paid, and rate buydowns, especially on homes that are already built.
Is Summerlin a good place to buy a home in 2026?
Summerlin remains one of the most desirable places to live in Las Vegas, but where you buy inside Summerlin matters more than ever as the master plan nears build-out.
What is the Summerlin Primer?
The Summerlin Primer is a free guide from Jennifer Graff with village-by-village numbers for Summerlin, including where $900,000 lands in each zip code and the questions to ask before choosing a village.

Notes for Rachelle
- The Summerlin Primer link appears three times: the main section, the FAQ answer, and the closing. Use the same URL everywhere.
- Add FAQ schema for the questions above. The schema code from my earlier message still works; add the new questions to it in the same format.
- Add the description line to the RealEstateAgent schema: “Summerlin realtor with 20 years in Summerlin and a background in new construction sales.”
Before posting, confirm the 89145 zip code and the exact BusinessRate award wording.
