There’s a brand-new community going up in Summerlin West that most people haven’t seen yet — and at these prices, it deserves a closer look before anyone signs anything.
It’s called Fairview by Lennar, tucked into the Grand Park village of Summerlin West, and it’s one of the most exclusive new releases in the valley right now: just 85 single-story homes, all gated, with three floor plans ranging from roughly 3,800 to nearly 4,000 square feet. Every home includes Lennar’s Next Gen suite — a private home-within-a-home that’s perfect for a parent, an adult child, or a guest setup that actually works.
So far, so good. The location is genuinely hard to beat, the homes are huge, the lots are generous, and single-story living at this size is exactly what a lot of move-up and relocation buyers are searching for.
But here’s where it gets interesting. These homes start at around $2 million at base price — and the ones already under construction are topping $2.5 million once you factor in lot premiums and upgrades. And at that number, the question stops being about square footage or location. It becomes about one thing:
Do the finishes actually justify the price?
That’s the question I really wanted to answer — and I have a slightly unfair advantage in answering it. I used to work for Lennar, as one of their sales executives. I know their “Everything’s Included” approach from the inside: where it genuinely delivers, and exactly where the line is. So when I walked Fairview’s largest floor plan, the Juliet, with my friend Tony, we weren’t looking at the granite and the cabinets the way the sales center wants you to. We were asking whether a $2 million-plus home in Summerlin gives you what a buyer at that price has every right to expect.
We rated it the way we rate every home on Vegas Confidential — independently, across four categories: layout and flow, location and longevity, lifestyle fit, and the all-important value and resale. And let’s just say… we didn’t all land in the same place, and we didn’t hold back.
