Lake Mead just hit its lowest level since the lake first filled in the 1930s. Which means my inbox is full again, and every relative of every client in the country is forwarding the same headline.
So instead of another think piece, let me just answer the questions people are actually typing into Google โ in order, honestly, including the ones with uncomfortable answers.
Is Las Vegas running out of water?
No.
Not this year, not this decade, and not on any timeline that should affect a decision you’re making right now.
The rest of this post is why โ including the parts that are genuinely bad.
Where does Las Vegas get its water?
About 90% of it comes from the Colorado River, by way of Lake Mead. The rest is groundwater.
That single-source dependence is what makes the headlines scary. But it’s also why this valley has spent twenty years engineering around it more aggressively than anywhere else in the basin.
Why is Lake Mead so low?
Two reasons, and only one is the weather.
When the 1922 Colorado River Compact split the river among seven states and Mexico, negotiators used flow estimates from an unusually wet stretch of record. The rights they handed out exceeded what the river actually produces in a normal year.
The river was over-promised on paper before anyone alive today was born.
Then climate change sharpened it. Warmer Rockies mean less spring runoff, and higher basin heat means faster evaporation โ Lake Mead alone loses about 800,000 acre-feet a year just to evaporation. Two decades of drought drained the buffer that was supposed to absorb exactly this.
Will Lake Mead ever refill? How long would it take?
Somebody finally ran the actual math on this, and it’s worth walking through. โฆLINK 1โง
Lake Mead was built to hold 28.9 million acre-feet. It’s below 30% of that, leaving a deficit around 20 million acre-feet. There are only two ways to close it: more water in, or less water out.
Shut off every drop downstream โ no releases to California, Arizona, Nevada, or Mexico โ and you refill in about two and a half years. You’d also collapse agriculture across millions of acres and cut off drinking water to Los Angeles, Phoenix, and Las Vegas. It’s a thought experiment, not a plan.
Cut releases in half: just under six years. Still devastating.
Double the Rocky Mountain snowpack for years running: two and a half years.
Raise inflows 25%: twenty-three and a half years.
Raise inflows 10%: the lake keeps declining anyway, because a 10% better river still doesn’t cover normal demand plus evaporation.
The realistic number: blend moderate weather with the conservation the Lower Basin has agreed to, and Mead gains 400,000 to 600,000 acre-feet a year. Full recovery in 30 to 50 years. If warming shrinks flows another 10โ20%, that pushes past 80 years โ or never.
For perspective: it took six and a half years to fill the first time. Tunnels closed February 1935, full pool July 1941. But the Colorado ran free then โ no Glen Canyon Dam, no Lake Powell catching runoff upstream, no cities depending on continuous releases. That timeline isn’t repeatable.
What is “dead pool,” and is Lake Mead close to it?
Dead pool is the elevation at which water can no longer pass through Hoover Dam at all โ nothing flows downstream. Above that sits “minimum power pool,” the level below which the dam stops generating electricity.
Lake Mead is currently above 1,040 feet. Dead pool is a few hundred feet below that.
It’s the scariest phrase in every headline and the least imminent scenario in the actual data. It matters enormously for the Southwest long-term. It is not a 2026 problem.
Does that mean Las Vegas taps could go dry?
No โ and this is the part almost nobody knows.
Las Vegas built Intake No. 3, a deep-water tunnel that draws from far below the level where other users lose access, along with a low-lake-level pumping station designed to keep pulling even below that.
This valley engineered for the worst case and paid for it a decade ago, while other places were still arguing about whether the drought was real.
Didn’t the federal government just cut Nevada’s water?
Yes. And here’s the part that didn’t make the headlines.
The federal plan caps Nevada at 250,000 acre-feet.
Last year, Nevada used about 198,000.
We were already using far less than we’re allowed, and have been for years โ because this valley recycles nearly every drop used indoors straight back into Lake Mead, and gets credit for it. Per-person use has dropped nearly in half since 2002 while the population grew by hundreds of thousands.
The cut removes our cushion. It doesn’t take water we were actually using.
Does rain in Las Vegas help?
Barely, and not the way people think.
We got a real storm here last week, and I want to be straight about it. It does almost nothing for Lake Mead โ that reservoir is fed by snowpack hundreds of miles upstream in the Rockies. Anyone telling you a good monsoon season fixes the Colorado River isn’t being honest.
What it does do: our indoor water is essentially free, since it’s treated and returned. What actually counts against our allocation is what goes outside โ irrigation, landscaping, evaporation. So when it rains hard enough that nobody’s sprinklers run for a few days, that’s a real reduction in what this valley consumes.
Rain here helps by lowering demand, not adding supply.
The number that matters is what happens in the Rockies this winter.
Can Las Vegas keep building homes?
This is the question that actually affects your money, and the answer surprises people.
There is no building moratorium, and water officials have been explicit that they’re working to avoid one. Southern Nevada’s water agency was deliberately built to be growth-agnostic.
But here’s the part nobody thinks through: if restrictions ever did constrain new permits, Las Vegas home prices would go up, not down. Less supply, same demand. The water headline that scares people is, in housing terms, an argument for owning here rather than against it.
Should I buy a house in Las Vegas given the water situation?
If the water is the only thing stopping you โ yes.
What I’d actually pay attention to is landscaping compliance, because it’s a real cost nobody mentions until after closing.
Every home permitted after 2003 must be landscaped with desert-adapted plants. Nonfunctional turf has been banned since 2024. New construction ships compliant. But if you’re buying a 1990s resale with a lawn, budget for turf conversion โ the SNWA rebate runs $3 per square foot and covers most of it.
That’s the water question that will actually show up on your closing statement.
What I Actually Think
The Colorado River has a structural problem that predates all of us, and a 30-to-50-year recovery is the optimistic case. That’s real, and anyone telling you otherwise is selling something.
But there’s a difference between a river in trouble and a city in trouble.
Nevada spent twenty years preparing for this while other states argued about whether it was coming. We’re the smallest user on the river. We use two-thirds of what we’re entitled to. We recycle nearly everything indoors. And we built intake infrastructure for a lake far emptier than today’s.
Of the seven states at that table, we’re the one that did the homework.
