That last point matters. Single-story homes hold their value differently than two-story homes — especially as the buyer pool for one-level living grows year over year in Summerlin. How a home lives over time is one of the most underrated questions in new construction, and the Enclaves answer it well.

The Reserves: For When You Need More Square Footage

If you’re reading this and thinking I love the location but I need more space — that’s where the Reserves come in. The Reserves at Cloudbreak Ridge is the two-story neighborhood within the same master plan, with three floor plans ranging from 2,753 to 3,095 square feet, four to five bedrooms, and pricing from the mid $800s. If La Madre Peaks Village is in your decision set — whether you’ve been watching Esplanade, watching the village take shape, or just watching Summerlin in general — the Enclaves at Cloudbreak Ridge belongs in the conversation. Before you decide.

That’s not a knock on Esplanade. Esplanade is extraordinary, and for many buyers it will still be the right answer. But the Reimaginer who plops their money down without looking at both is the Reimaginer who didn’t have all the information.
