Two neighborhoods. The Enclaves and The Reserves at Cloudbreak Ridge. Both gated. Both opening this weekend at the corner of Park Drift Trail and Sandstone Rise Drive in La Madre Peaks Village.

What’s Actually Going On With KB Home In 2026
Here’s a take you won’t hear from many agents.
The KB Home people remember from a decade ago is not the KB Home building in Summerlin West right now. The brand has been quietly elevating its product across the valley for the last two years, and Cloudbreak Ridge is the clearest example yet. Gated community. La Madre Peaks Village location. Floor plans up to 5 bedrooms. Single-story options. Starting in the low $800Ks.
That price point matters. Let me put it in context.
Esplanade at Red Rock โ Taylor Morrison’s villa product โ starts higher than that. Toll Brothers Glenrock, which I rated four-and-a-half stars on the channel, opens at $1.8M and runs comfortably into the $2M+ range with upgrades. Iris Glen by Richmond American sits in between.
Cloudbreak Ridge enters Summerlin West at a different altitude. Gated single-family detached in La Madre Peaks Village starting in the low $800Ks is a genuinely rare price-to-product equation right now. That’s not me being kind to KB. That’s what the math actually shows.
Who I’m Sending To Cloudbreak Ridge
Here’s how I’m thinking about which of my buyers walks Cloudbreak Ridge this weekend versus walks Esplanade.
Cloudbreak Ridge is the buyer who:
- Wants gated access without the $1.5M+ price tag
- Is relocating from California, Washington, or the Pacific Northwest with equity but not Esplanade-tier equity
- Has outgrown a starter home and wants new construction in Summerlin West specifically
- Wants single-story options at a more accessible Summerlin price point
- Has been looking at Summerlin West for months and quietly thinkingย “this is beautiful but where I’m actually landing is a tier down”
Esplanade at Red Rock is the buyer who:
- Is operating at the $1.5M-$3M+ tier comfortably
- Wants the elevated Taylor Morrison luxury product
- Is shopping the Astaire, Sinatra, or one of the larger floor plans
- Values the resort-amenity Esplanade lifestyle wrapper
Two different buyers. Two different price points. Both walking distance from each other in the same village.
That’s not a coincidence. That’s Summerlin West, fully built out, finally giving the relocation buyer a real spectrum of new construction to choose from.
The Vegas Confidential Take
The story this weekend in Summerlin West is not just that Esplanade is hosting its first VIP event. The story is that KB Home is opening a gated community in La Madre Peaks Village starting in the low $800Ks at the same time โ and the buyers who walk both are going to leave with a much sharper read on where their actual price point lives.
Some of them are going to walk into Esplanade and confirm it’s the right tier.
Some of them are going to walk into Cloudbreak Ridge and realize they were shopping the wrong tier all along.
That’s the weekend. That’s the dark horse story. And that’s why if you’re shopping Summerlin West right now, you walk both.

The lot premiums, the build incentives, the floor plan upgrades that are actually worth your money versus the ones you’re paying for emotionally โ none of that is on the brochure. And the difference between knowing what to ask for and just walking through can be tens of thousands of dollars at this price point.
