Introducing: The Vegas Confidential Rating

Starting this April, I’m launching a new series called The Vegas Confidential Rating.

Each Thursday, I’ll walk through a brand new home and break it down through a very specific lens — how the floor plan actually functions, where it sits, what you’re really paying for it, and most importantly, how it lives over time.

Because at the end of the day, that’s the part most people don’t think about.

And that’s where the difference shows up.

Each episode will end with a final rating — not just so you can see how it scores, but so you can quickly understand what actually makes sense… and what doesn’t.

Why You Need This Right Now

If you’ve been looking at new homes in Las Vegas lately, you’ve probably already felt it…

There’s more inventory than ever.
More new communities will come online in 2026 and beyond.
More options than we’ve seen in a while.

And while that sounds like a good thing, it creates a different kind of pressure for buyers.

It gets confusing fast.

Because everything looks good.

The kitchens are beautiful.
The layouts feel open.
The model homes are designed to sell you.

And they do.

But here’s the part most people don’t realize until later:

What looks good today doesn’t always work the way you expect it to.

When people walk into a home, they’re usually thinking about how it feels in the moment.

Do I like it?
Can I see myself here?

And those things matter.

But the better question — the one that doesn’t always get asked — is this:

Does this floor plan actually make sense for how I live now… and how I’ll live a few years from now?

Because that’s where things start to shift.

A layout that feels perfect today might not give you the flexibility you need later.
It might not adapt as your lifestyle changes.
Or it might quietly create friction in ways you didn’t notice at first.

And that’s where people get caught off guard.

You either outgrow the home faster than expected…
or you find yourself making compromises you didn’t see coming.

And eventually…

That shows up in resale.

Because the same things you overlooked when you bought it?

The next buyer is going to notice too.

What I’m Actually Looking At

When I walk a home, I’m not just reacting to what I see.

I’m looking at how the layout actually functions in real life.
How the location supports (or doesn’t support) your day-to-day.
How the price compares to what else is out there.

But more than anything…

I’m thinking about how this home is going to live over time.

Not just how it shows.
Not just how it feels in the moment.

But how it works — a few years from now.

Because that’s the part that either holds up… or doesn’t.

A Quick Reality Check

Do I have a crystal ball? No.

But I’ve been in Las Vegas for 20 years — and I’ve spent a good part of that time in the new home space, including working directly on the builder side.

So I’ve seen what tends to age well… and what doesn’t.

And when I walk a home, that’s the lens I bring with me.

That perspective is what drives the rating.

What to Expect

The Vegas Confidential Rating is designed to be clear, direct, and useful.

It’s not about being flashy.
It’s not about just showing you another beautiful home.

It’s about helping you think differently about what you’re seeing — and giving you a way to evaluate it.

Because at the end of the day:

You don’t need another home tour.
You need help deciding what actually makes sense.
