Believe it or not, spring in Las Vegas is already calling. Want to get ahead this year? Put these two Summerlin communities on your dance card now.
If you like being in the know before everyone else, this week’s Vegas Confidential is all about what’s opening next in Summerlin — and it’s a big weekend for anyone watching new construction in Las Vegas closely.
On Saturday, January 31, two highly anticipated communities are officially opening their model homes in Summerlin West. Both bring something fresh to the market at a time when buyers finally have more choices again.
Consider this your insider preview.

Pulte’s Brantley at Grand Park Village — Summerlin West
First up is Brantley by Pulte, located in the heart of Grand Park Village, one of Summerlin’s fastest-growing villages.
This release features nine of Pulte’s most popular floor plans, but this is not just another rollout. From what I’ve seen so far, these models are designed to make a statement.
Vegas Confidential take:
Larger lots (and yes, for Summerlin, that’s notable)
Elevated model design with real attention to detail
Spectacular mountain and valley views
A prime location inside one of Summerlin’s most talked-about new villages
We’ve seen versions of these homes before, but not quite like this. Pulte is clearly positioning Brantley as a flagship community within Grand Park.
Grand Opening: Saturday, January 31

Woodside’s Dove Rock at Kestrel Village — A Fresh Take on Affordability
The second opening I’m especially excited about is Dove Rock by Woodside Homes, located in Kestrel Village — and this one feels like a smart response to today’s market.
Dove Rock introduces four completely new floor plans to the Las Vegas Valley, offering a rare blend of affordability and thoughtful design.
Vegas Confidential take:
Pricing starting in the mid-$500s
Options for single-family homes or duplex-style living
Modern layouts that feel elegant without being overdone
A rare opportunity for buyers who want brand-new construction at a more accessible price point
Woodside really hit this one out of the ballpark. These homes feel intentional, fresh, and very well timed for today’s market.
Grand Opening: Saturday, January 31
Why This Weekend Matters
Here’s the insider part most people won’t see coming.
I have clients driving in from Los Angeles this weekend specifically to tour these two communities in person. That’s not by accident. When builders open strong with great product and smart pricing, the first few weeks often set the tone for everything that follows.
Seeing these homes early gives buyers:
A real feel for floor plans and pricing
The ability to compare two very different styles of new construction
Insight into where Summerlin West is headed next
This is exactly the kind of information I share in Vegas Confidential — what’s opening, what’s worth seeing, and why it matters in the bigger picture of the Las Vegas real estate market.
