Your inside look at the best new home deals across the Las Vegas Valley.
By Jennifer Graff | The New Home Experts Las Vegas
Let’s be honest: with inventory levels climbing fast across the Las Vegas Valley, it’s never been more overwhelming to figure out which homes are actually worth a closer look.
That’s exactly why I’m launching a new series — Thursday Home of the Week — where every Thursday, I’ll spotlight one standout new home deal that cuts through the noise. These homes aren’t just available — they’re compelling. Whether it’s pricing, upgrades, incentives, or location, each week’s pick will give you something to get excited about.
This week’s feature:
Mesa at Skyview by Century Communities – Skye Canyon
Northwest Las Vegas
I recently visited this community and was impressed by the layout, finishes, and incentives — especially considering the price point.
Featured Home: Residence 1635
3 Bedrooms + Den
2 Bathrooms
1,635 sq ft
Nicely upgraded with:
42” white upper cabinets
Luxury vinyl plank flooring
Quartz countertops and backsplash
Stainless steel kitchen appliances
Price: $513,390
Estimated Move-In: September 2025
Builder Incentive: Rate Buy Down Available
3.875% first-year rate
4.875% fixed 30-year rate
With interest rates still elevated, this kind of incentive can meaningfully reduce your monthly payment — and make this home far more affordable than many comparables.
Why this made the list:
It’s a single-story home in a highly sought-after master plan
The pricing is strong for both the square footage and upgrades
The incentives are meaningful in this market
Skye Canyon continues to offer unmatched amenities, scenic beauty, and long-term value
What Makes a Home “Home of the Week”?
Every Thursday, I’ll be scouting the best opportunities — not just by price point, but by overall value. Here's the lens I’ll be using to choose what makes the cut:
My Criteria for Home of the Week (must meet at least 3):
Strong price-per-square-foot value compared to comps
Significant builder incentives (rate buydown, closing costs, etc.)
Upgraded finishes and features included in the price
Favorable move-in timeline (quick move-in or immediate occupancy)
Located in a top-performing master plan or school zone
Single-story or multigenerational floor plan (buyer demand)
Priced below $600K — or, if in the luxury segment, offers rare value
Prime lot location (corner, cul-de-sac, views, or privacy)
I’ll be covering all price points, from attainable to luxury, but always with one key filter: what's the smart buy this week?
Stay tuned for next Thursday’s pick — and if you’d like to tour this home in person (or virtually), just reach out. I’m happy to show you why this one stands out.
