If you’ve been wondering whether now is the right time to sell your home, you’re not alone. Many homeowners naturally look toward spring or summer to list, but in 2025, there are some compelling reasons to consider getting ahead of the crowd.

Here’s what I’m seeing in our Las Vegas market—and why it may be a smart move to list sooner rather than later.

 

1. Inventory Is Still Low—for Now

One of the biggest advantages to listing early in the year is that you won’t have as much competition. While 2024 was marked by tight inventory, that trend has carried into early 2025. But it may not last long.

National forecasts predict more listings will begin to pop up as the year progresses. Here in Las Vegas, I’m already seeing signs of that—especially as sellers look to capitalize on recent rate drops.

If you’ve been on the fence, this is a great window to sell while inventory is still limited and buyer demand remains steady.

2. Home Prices Are Holding Steady

If you’re concerned about missing out on a big price spike later in the year, take comfort: most experts are predicting modest home price growth this year—around 3% to 4%.

That means you’re unlikely to miss a major payday by listing now, and you may actually benefit from serious buyers who want to lock in a home before prices inch up and affordability tightens.

3. Mortgage Rates Have Eased

Compared to the highs we saw in 2023, mortgage rates have started to ease, giving both buyers and sellers more flexibility.

While some homeowners with ultra-low mortgage rates may still feel hesitant to make a move, today’s rates are far more manageable—and many lenders and builders are offering creative ways to help ease the transition, like rate buydowns or seller-paid closing costs.

4. Early-Year Buyers Are Motivated

The buyers who are active right now? They’re not just browsing. Many are relocating, expanding their families, or adjusting to life changes—and they need to move.

With fewer listings on the market, a well-presented home stands out even more. It might not be a multiple-offer frenzy like we saw in 2021, but strong, serious buyers are absolutely out there.

5. You Can Beat the Spring and Summer Crowds

If you’re planning to buy another home after you sell, listing now gives you a great opportunity to shop before the spring and summer rush.

As more buyers enter the market in late Q2, competition tends to rise—along with prices and pressure. Selling early positions you ahead of that wave, with a better chance to negotiate on your next purchase.

6. Personal Reasons Often Matter More Than Market Timing

Yes, timing the market can be helpful—but your own circumstances often matter even more. Whether you’re downsizing, relocating, adjusting to a new lifestyle, or just ready for change, the right time to sell is when it aligns with your goals.
