These days, it feels like every real estate agent calls themselves a “new home expert.” But here’s the thing most won’t tell you: if you’ve never worked behind the builder’s desk, it’s tough to really understand how the new home world works.
There’s a difference between selling new homes — and actually knowing how builders operate.
I spent years working inside the builder world. I’ve been on the other side of those polished model homes, sitting in sales meetings, reviewing lot releases, navigating build cycles, and watching incentive strategies change week to week based on inventory and sales velocity. I’ve seen firsthand how builders prioritize buyers, what they’ll negotiate (and what they absolutely won’t), and how critical timing and contract structure really are.
Can someone who’s never worked for a builder sell a new home? Absolutely.
But will they understand things like dirt premiums, phased releases, or how to position you for upgrades and closing cost leverage in a soft week?
That’s the difference.
And it matters. Because when you’re spending $600K, $800K, or $1M+ on a new construction home, you don’t just need someone to “write it up.” You need someone who understands what’s happening behind the scenes — someone who knows how to spot a smart buy versus a builder bluff.
So the next time you hear someone say they’re a new home expert, ask:
Have you ever actually worked for a builder?
If the answer is no, you’re just getting one side of the story.
