And honestly… this is exactly what I’ve been seeing on the ground for months.

For years, Las Vegas new construction leaned heavily toward large suburban homes — 3,000+ square feet, oversized lots, and multiple living areas.
Today’s buyers want something different.

Across Summerlin, builders are delivering:
- Homes under 2,000 square feet
- Open floor plans
- Flexible living spaces
- Lock-and-leave convenience
- Lower maintenance lifestyles
This shift is appealing to a wide range of buyers:
• first-time buyers
• professionals
• empty nesters
• retirees
• second-home buyers
In other words, people who want the Summerlin lifestyle without the maintenance of a large estate home.

Many of these newer, smaller-footprint homes are located in some of Summerlin’s newest villages and districts.

Vertex – by Tri Pointe Homes
Townhomes offering the convenience of low-maintenance living with private patios and backyards.
And that’s just scratching the surface.
Why Builders Are Doing This
This shift isn’t random.
Builders are responding directly to how buyers are living today.
Smaller homes mean:
- Lower purchase price
- Lower maintenance
- More travel flexibility
- Better lock-and-leave lifestyle
At the same time, buyers still get full access to everything that makes Summerlin special:

• miles of trails
• Downtown Summerlin shopping and dining

• proximity to Red Rock Canyon National Conservation Area
In short…
You don’t need a giant house to enjoy the Summerlin lifestyle anymore.
