Spring 2025 Builder Market Update: What’s Coming to Las Vegas and Why It Matters

Earlier this month, I attended a private Builder Breakfast where I met with many of the top homebuilders in the Las Vegas Valley. What I walked away with was clear: builders are gearing up in a big way for 2025 and beyond. From brand-new communities to aggressive buyer incentives, this spring is shaping up to be one of the most buyer-friendly seasons we’ve seen in years—especially if you’re open to new construction.

What’s Happening in the Market Right Now

While the resale market remains competitive and tight on inventory, the new construction space is where we’re seeing movement:

  • Inventory is down 10% from the previous month
  • Sales are up nearly 10%, according to recent reports
  • The median home price holds steady at $450,000
  • Days on market are shortening, but many sellers are adjusting expectations

These shifts are pushing more buyers to consider new construction—and builders are taking notice.

Big Builder Moves in Summerlin

Just announced in The Las Vegas Review-Journal, Tri Pointe Homes and Richmond American purchased over $45 million in land in Summerlin. Their plans include:

  • 131 homes by Tri Pointe on 19.2 acres
  • 76 homes by Richmond American on a nearby 10-acre parcel These communities will neighbor Astra, a new custom luxury enclave by Howard Hughes Holdings near the base of the mountains in west Summerlin.

New Communities & Incentives to Watch

Here’s a breakdown of some of the most exciting builder announcements and what you can expect:

Tri Pointe Homes – Carlyle (Summerlin): A new community with modern floor plans; priority list opens this spring.
Toll Brothers – Incanta Lago (Lake Las Vegas): Luxury lakeside living with high-end finishes and resort-style amenities.
Century Communities – Skye Canyon: Four new communities coming in 2025 with stylish, move-in ready options.
Woodside Homes – Cadence: New single-story community with thoughtfully designed, flexible floor plans.
Taylor Morrison – Esplanade at Summerlin: Nearly 400 homes across 88 acres, launching in Q2 2026. Expect a 10,000 sq. ft. clubhouse, restaurant, spa, golf simulator, pickleball courts, and more.
Beazer & Lennar: Currently offering aggressive rate buydowns to help offset rising interest rates.
