I talk to a lot of fellow agents these days, and everyoneโs saying the same thing:
- โThereโsย no sense of urgency.โ
- โSellers who passed on previous offers that felt too low are wishing that buyer would come backโ
- โHomes that are priced right, move-in ready, and in great locations are justโฆ sitting.โ
Even listings that should be getting activity feel like theyโre starring in their own version of Open House on Repeat โ same signs, same cookies, same weekend, no offers.
So whatโs really going on in Las Vegas right now? Why does it feel so still out there when buyers do exist?
Buyers Know the Home Will Still Be There
In 2021, buyers were sprinting โ blink and youโd miss a house.
Today? They know if they donโt make an offer this week, theyโll see that same home again next weekendโฆ and probably the one after that too.
The urgency to โpaper it and get the offer outโ just isnโt there anymore. The pressure has eased, and buyers are pacing themselves.
Rates, Fear, and Fatigue
Between higher mortgage rates, election noise, and an overall case of buyer burnout, people are tired. Theyโre cautious.
The market has shifted from FOMO (fear of missing out) to FOOP โ fear of overpaying.

If you get an offer โ even if it looks grim โ donโt pass it by. Counter it. See if thereโs a number that feels right for you.

And if youโre wondering, โIs it just my house?โ Nope. Itโs not. Every agent I know is having the same conversation with their sellers. Weโre all swimming in the same muckety-muck market together.
The good news? There are still buyers out there. The tire-kickers have thinned out, but the serious ones โ the ones who are actually ready to make a move โ still are. Theyโre just not sprinting like they used to.
The moral of the story? Buckle up, buttercup. Things will get better โ they always do โ but it may take a little longer for the tide to turn.
