I have been selling real estate in Las Vegas for nearly twenty years. A lot of them new homes. I have seen some genuinely great floor plans. I have seen some okay floor plans. And then once in a while I see one that — well. You’ll see.

The Floor Plan — KB Alton, The 2090, Grand Park, Summerlin
KB Alton sits in Grand Park in Summerlin — one of the most exciting locations in the entire Las Vegas Valley right now. Toll Brothers is building multi million dollar homes right across the street. The infrastructure coming online around this community is extraordinary. If you want to be in Grand Park and you are looking for the best value available — KB Alton and the neighboring KB Caldwell Park are genuinely compelling.
And then there is the 2090 floor plan.
Let me walk you through it.


The Downstairs — Where Things Get Complicated
The moment you walk in you are greeted by a wall. Not a feature wall. Not a design statement. Just a wall that eats your square footage and creates dead space in a home that is just over 2,000 square feet and cannot afford to waste any of it.
I have seen KB do this with single stories. It does not work better in a two story. The living space already feels compressed — and that wall makes it feel more so.
Then there is the downstairs bedroom.
In theory a downstairs bedroom is a great idea. Guest suite. Multigenerational living. Flexibility. I understand the appeal entirely.
But this bedroom is literally off the kitchen. You are standing at the kitchen island looking directly into the bedroom. And the bathroom — a full bath with tub and shower — sits right there too.
My son Peter was with me on this tour and I put the mic on him for a moment because he had an observation I could not improve upon.
“No matter who you are or how many things you have to make the bathroom smell as nice as possible — if you use a bathroom once in a while it’s not going to smell great. And those smells are right next to where I keep all my nice food and where I’m cooking. That’s going to be super fun — eat my cereal and someone had a fun morning.”
Peter is 24. He is studying to be an electrician. And he is apparently also a floor plan critic of some note.
He is not wrong.
The privacy issue is real too. If you are a guest showering in that bathroom and there are people in the kitchen — well. Plan accordingly.


The Upstairs — Where It Gets Better
The staircase placement is a little muted for my taste — but that is personal preference and I will move on.
Upstairs the home genuinely improves.
There is a nice loft. There is a balcony — and it is a good size balcony that I actually liked. Outdoor space matters and they delivered it here.
The two secondary bedrooms are a decent size and both have their own walk in closets which is a genuine plus. However — and this is a real miss in my opinion — these two bedrooms share a bathroom around the corner with one sink. For two kids sharing this space that is going to create friction. A Jack and Jill setup would have served this floor plan significantly better.
The primary suite is where the 2090 redeems itself.
Two closets — which I love for switching out seasonal wardrobes. Dual sinks. A super shower that is genuinely nice. The primary is well thought out and well executed. If only the rest of the floor plan had gotten the same attention.

The Location — Five Stars. Full Stop.
Here is the thing about KB Alton.
The location is extraordinary.
Grand Park in Summerlin. Toll Brothers building multi million dollar homes across the street. A 92 acre Grand Park coming online right now. Downtown Summerlin minutes away. Red Rock Canyon even closer. Infrastructure expanding all around it.
KB Alton is the best value in Grand Park right now. And Grand Park is one of the best locations in Las Vegas right now.
The location will absolutely help this floor plan in resale. But it will not eliminate the objections entirely — and buyers doing their homework will find them.
The Vegas Confidential Rating Breakdown
Layout and Flow — 1.5 stars The entry wall. The kitchen adjacent bedroom. The bathroom privacy situation. The compressed living space. Peter’s cereal concerns. There are real and specific challenges here that affect how this floor plan lives day to day.
Location and Longevity — 5 stars Grand Park. Summerlin. Toll Brothers across the street. Infrastructure coming online all around it. Best value in one of the best locations in Las Vegas. Five stars. No hesitation.
Lifestyle Fit — 1.5 stars If you have an adult child living downstairs or a parent who needs that space — this layout is going to create friction. The lack of separation between the kitchen and the downstairs living and bathroom situation is a daily reality that will affect some households more than others. For Peter and me — not our floor plan.
Value and Resale — 2.5 stars The location will help you. The price point is genuinely competitive for Grand Park. But the objections I noted on this tour — the wall, the bedroom off the kitchen, the bathroom privacy, the single sink upstairs — those objections do not disappear in resale. When the market is hot everything sells. When it gets challenging the floor plan details matter. These details will matter.

Overall Vegas Confidential Rating — 2 Stars
A solid two stars.
The location is exceptional. The price point is the best available in Grand Park. And if this floor plan works for your specific lifestyle — the downstairs bedroom for an adult child, a parent, or a home office situation where privacy is less of a concern — there is genuine value here.
But the floor plan challenges are real. The entry wall wastes space this home cannot spare. The kitchen adjacent bedroom and bathroom create privacy issues that buyers will feel every single day. And those same issues will show up again when it is time to sell.
Grand Park deserves a better floor plan than this. KB is capable of delivering one. The 2090 is not it.
Who This Floor Plan Is For
If you want to be in Grand Park at the best price point available and the downstairs configuration genuinely works for your life — this is worth a serious look. The location will protect your investment over time.
If privacy, flow and livability are your priorities — keep looking. There are other options in Grand Park and across Summerlin that will serve you better.
