If Grand Park Village in Summerlin West is on your radar — and it should be — KB Home has two communities side by side that deserve your serious attention.
KB Alton and KB Caldwell Park sit next to each other in the heart of Grand Park Village. They share a location. They share a builder. And together they offer one of the most compelling value propositions in all of Summerlin right now.
But they are not the same community. And understanding the difference between them is the key to making the right decision for your specific situation.

KB Caldwell Park — The Entry Point
KB Caldwell Park is where Grand Park Village becomes accessible.
228 homes across two collections — attached townhomes and detached single family homes. The mix is intentional. It keeps costs down while still delivering the Grand Park Village location and the KB Home product quality.
Here is what the mix actually looks like on the ground.
The townhome collection offers an affordable entry into Summerlin West for the buyer who wants new construction in this location without the price tag of a fully detached single family home. These are two story attached homes — well designed, modern and priced to make Grand Park Village genuinely accessible.
The detached single family collection steps it up. But here is something worth knowing — the detached single family homes at Caldwell Park come with 5 foot driveways. That is a real consideration for buyers who are used to more driveway space and worth factoring into your decision before you fall in love with a floor plan.

KB Alton — The Step Up That Makes Sense
Here is where the conversation gets really interesting.
KB Alton sits right next door to Caldwell Park. It is gated. And it offers something that changes the value equation entirely.
19 foot driveways. Only. Across the entire community.
No 5 foot driveways. No townhomes. Just detached single family homes with proper driveway space and a gated community feel.
But here is the part that most buyers do not find out until they are already deep in the process.
Many of the upgrades that cost you extra at Caldwell Park come standard at Alton.
Read that again.
The finishes and features you would pay upgrade prices for at Caldwell Park — you get them included in the base price at Alton. Which means the price difference between the two communities is often smaller than it appears on paper once you account for what is actually included.
KB Alton is not entry level. But it delivers a genuinely good sized home in Summerlin West at a price point that makes it one of the better value propositions in Grand Park Village right now.
And right now specifically — KB Alton just quietly dropped their base prices by more than $20,000. That is a base price reduction — not a closing cost credit, not a soft incentive. Real money off the purchase price before any other negotiation begins.
The Floor Plans — What I Actually Think
I want to be straight with you about the floor plans because I have walked them and I have opinions.

I recently did a Vegas Confidential rating on the 2090 floor plan at KB Alton. I gave it 2 stars. And I stand by that. The entry wall wastes space this home cannot afford to waste and the downstairs bedroom placement creates privacy issues that will show up every single day.
But — and this is important — the 2090 is not the only floor plan available. Not even close.

The 2070 floor plan is available at both Caldwell Park and Alton. And I think it hits the mark significantly better than the 2090. Better flow. Better use of space. Worth walking before you make any decisions.
KB offers multiple floor plans across both communities ranging from approximately 1,430 square feet in the townhome collection up to over 3,000 square feet in the larger Alton homes. There is genuinely something for a wide range of buyers and life stages here.
My advice — do not let one floor plan you do not love talk you out of a community. Walk all of them. The right plan for your life may be two doors down from the one that did not work.

The Location — Grand Park Village
Both communities sit in Grand Park Village in Summerlin West — which means everything coming online in this village benefits both.
Grand Park — 90 acres when fully complete, with phase one already open. Trail connections. Fox Hill Park nearby. Easy 215 access. Downtown Summerlin minutes away. Second Downtown Summerlin in development. And Toll Brothers building multi million dollar homes right across the street — which tells you everything you need to know about where this neighborhood is heading.
For the buyer who wants to be in Grand Park Village at the most accessible price point with a new construction KB Home product — Caldwell Park and Alton are your starting point.
Who These Communities Are For
KB Caldwell Park is for the buyer who wants to get into Grand Park Village at the most accessible price point. The townhome collection serves the first time buyer, the downsizer and the buyer who wants Summerlin West new construction without a large single family home price tag. The detached single family collection serves the buyer who wants more space but is comfortable with a more modest driveway situation.
KB Alton is for the buyer who wants the step up — gated, detached, 19 foot driveways, standard upgrades — without jumping all the way to the higher price points of other Grand Park Village communities. If you are considering Caldwell Park and your budget has any flexibility at all — walk Alton before you decide. The value comparison may surprise you.
One Important Note
If you are thinking about buying at KB Alton or KB Caldwell Park — bring your agent with you on your very first visit before you tour the model homes. If you register with the builder without representation you lose your ability to have someone in your corner. The sales rep represents KB Home. You need someone representing you.
