Three single story floor plans are back in Summerlin for the first time in six years, and I got an early look

La Madre Peaks just got a new neighbor. Richmond American’s Cactus Bloom is celebrating its grand opening, and I put eyes on it yesterday.

I’ll be honest, I was excited going in. I’ve seen these Richmond American floor plans built all over town over the years, and I’ve always liked them. But this is their debut in Summerlin after a six-year absence. That alone makes it worth paying attention to.

What makes Cactus Bloom different

La Madre Peaks leans into a mid-century modern look. It’s one of the things that makes this village feel different from the rest of Summerlin.

What I absolutely love about Cactus Bloom is that Richmond American didn’t just drop the same homes into a new spot. They added details to match that mid-century modern aesthetic. ___

It’s a small thing that makes a big difference. It makes the homes feel like they belong here.

The floor plans

Every plan at Cactus Bloom is single story. All three have four bedrooms and a three-car garage.

The Rocco is about 3,470 square feet, with 4 bedrooms and 3.5 baths. It starts at $1,734,950.

The Rowan is about 3,710 square feet, with 4 bedrooms and 4.5 baths. It starts at $1,834,950.

The Robert is the largest, at about 4,010 square feet, with 4 to 5 bedrooms and 3.5 to 4.5 baths. It starts at $1,964,950.

Single story living at this size, in Summerlin West, is hard to find. If you’re downsizing from a two-story home, or you just don’t want stairs in your future, this is exactly the kind of plan people ask me about.

Homes you can move into this year

If you don’t want to wait for a build, there are already homes underway.

A Rowan on Lemonvine Avenue, about 3,690 square feet, is priced at $2,179,950 and is expected to be ready in November 2026.

Two Roccos on Lemonvine Avenue are priced at $2,262,889 and $2,292,131, and both are expected to be ready in December 2026.

One thing to notice. These move-in ready homes are priced several hundred thousand dollars above the starting prices. That’s normal. Starting prices are for the base home on a standard lot. The finished homes include lot premiums and upgrades. But it’s a good reminder to always ask what a finished home really costs, not just what the plan starts at.

Why this is a real opportunity right now

Let’s be honest about the market. It has slowed down considerably. Homes are sitting longer, prices are getting cut, and buyers have more choices than they’ve had in years.

So the opportunity to get in on a proven builder product in a great location is real.

You’re not taking a chance on an unknown builder or an untested floor plan. These are proven Richmond American plans I’ve watched get built all over this valley, and now they’re in one of the best locations in Summerlin. In a hot market, you’d be competing for a spot on the list. In this market, you get to take your time and negotiate.

And I’ve been on the builder side of grand openings. The first homes in a new community are where builders tend to be the most flexible. They need those early sales to build momentum and set the tone for everyone who comes after.

Just this week, two brand new single story homes nearby at KB’s Cloudbreak Ridge, also in La Madre Peaks, dropped their prices by about $55,000 each. You can read about that on my blog.

Opening phase plus a slower market is about as good as leverage gets on new construction.

What to ask if you go this weekend

Ask about grand opening pricing or incentives. Ask which lots are available and what the lot premiums are. Ask what’s included in the base price and what’s an upgrade. And ask whether Richmond American can help with your rate. At this price point, most buyers are looking at a jumbo loan, and even a small rate buydown makes a big difference on a monthly payment in the $12,000 range.

And before you sign in at the front desk, call me. Builder registration rules vary, and once you register on your own, your options for having your own agent can get complicated.
