Today I had lunch with someone I haven’t seen in… well… let’s just say a few decades.
Within minutes of sitting down she said something that made me laugh out loud:
“I remember you in your field hockey uniform.”
Now that’s not something you hear every day at a lunch table in Las Vegas.
Wendy Schwartz and I went to Abington Friends School outside of Philadelphia, and like a lot of high school friendships, life eventually took us in completely different directions. But somehow we both ended up in the same industry.
Wendy is now a longtime Philadelphia real estate agent with Compass — so naturally our lunch conversation quickly turned into what two realtors always end up talking about…
The market.
And here’s where it got interesting.
Two Cities. Two Very Different Markets
According to Wendy, the Philadelphia market right now is on fire for sellers.
We’re talking:
- multiple offers
- buyers waiving inspections
- even buyers waiving loan approvals
Sound familiar?
Las Vegas experienced a lot of that during the height of the COVID market frenzy.
But here’s the twist.
While Philadelphia sellers are still seeing that level of competition, Las Vegas is currently leaning much more toward a buyer’s market.
Buyers here have been gaining negotiating power with:
- more inventory
- more price adjustments
- more opportunities to negotiate terms
In other words, if you’re thinking about moving from East to West, the timing may actually be working in your favor.
From Philly Winters to Vegas Sunshine
Let’s be honest — after a rough winter back East, the idea of a Las Vegas winter starts to sound pretty appealing.
And right now, buyers relocating to Vegas are often finding more negotiating leverage and opportunity than they might expect.
Funny how two cities can be experiencing such different real estate stories at the exact same time.
Full Circle Moments
What I loved most about today’s lunch was the reminder that real estate — and life — tends to come full circle in the most unexpected ways.
One minute you’re sitting across from someone who remembers you racing around in a field hockey uniform… and the next you’re comparing notes about housing markets on opposite sides of the country.
