I’ve lived in Summerlin for nearly 20 years — long enough to remember when Downtown Summerlin was just an idea on a billboard and when The Trails felt like the edge of town. Back then, I fell in love with Summerlin for the same reasons so many people did in their 30s — the parks, the kid-friendly restaurants, the Fourth of July parade, and the great schools.
And if you were here then, you remember when the 215 freeway and Far Hills had absolutely nothing but desert, and the big, “new” community up there was The Arbors Village. It’s funny to think about now, but those wide-open spaces were part of the charm — a blank canvas for what would become one of the most thoughtfully designed master-planned communities in the country.
Somewhere along the way, both Summerlin and I grew up — and neither of us shows any signs of slowing down.
So why does Summerlin still top the list for 50+ buyers? Let’s take a look.

1. It’s Built for the Way You Actually Live Now
Walkable parks, golf courses, boutique fitness studios (my personal weakness), and endless outdoor recreation make it easy to stay active without ever leaving the neighborhood. From Red Rock Canyon hikes to morning barre and spin classes followed by coffee at your favorite local spot, Summerlin is the definition of lifestyle balance.
2. Low-Maintenance Living Meets Luxury
Whether you prefer a lock-and-leave condo, a townhome with mountain views, or a single-story home with space for guests, Summerlin has it all — including several 55+ enclaves designed for connection and convenience. Think resort-style amenities, walking trails, and community clubs — all with the elevated feel Summerlin is known for.
3. Dining, Culture, and Community — Right Outside Your Door
Downtown Summerlin continues to evolve with stylish restaurants, boutiques, and entertainment options that rival the Strip (minus the chaos). Between community events, the farmer’s market, and concerts in the park, there’s always something happening. Summerlin has managed to grow while keeping its small-town charm — something that’s rare in a city like Las Vegas.
4. Health, Wellness, and Peace of Mind
Access to top-tier healthcare, including Summerlin Hospital and the expanding medical campus near Grand Park, adds comfort and confidence. Pair that with quiet neighborhoods, mature landscaping, and miles of trails, and you’ve got a community built to nurture both body and mind.
5. It Just Keeps Getting Better
From the expansion of Summerlin West and the development of Grand Park to the upcoming Whole Foods at Sahara and Town Center, Summerlin keeps reinventing itself — thoughtfully, beautifully, and always with lifestyle in mind.
I’ve watched Summerlin evolve from a beautiful idea into one of the most desirable master-planned communities in the country. And in some ways, I feel like we grew up together. We’ve both evolved, adapted, and embraced what’s next.
So if you’re considering a move — whether you’re looking for low-maintenance living, new construction, or a lifestyle upgrade — there’s never been a better time to explore what’s new in Summerlin.
