Flat rooflines. Clean geometry. Breeze block, big glass, and that relaxed Palm Springs feel.
That’s La Madre Peaks. And with Agave Ridge, Tri Pointe Homes is bringing that look to large single-story homes near the ridgeline, the kind of product Summerlin buyers have been asking for since Sandalwood.

The La Madre Peaks Backstory: Mid-Century Modern Meets the Mountains
When Summerlin planned La Madre Peaks, the village got a design direction from the start: mid-century modern, built around the La Madre Mountain ridgeline, with Red Rock Canyon on one side and the valley on the other.
That was a deliberate choice. Mid-century architecture was made for the desert. Low profiles sit quietly against the mountains. Walls of glass pull the view inside. Breeze block throws patterned shade across entries and courtyards. Indoor and outdoor living blur together.
Summerlin buyers have already shown they want this look. Kestrel introduced it in a high-density format of condos, townhomes, and multi-story plans. La Madre Peaks gives it land.
Every builder in the village follows the design direction. Richmond American added mid-century details to Cactus Bloom so its plans would fit. Tri Pointe is carrying that same language into Agave Ridge, at estate scale.
Tri Pointe Homes Design: Why It Matters at Agave Ridge
Tri Pointe has built a reputation in Summerlin for design-forward homes. Their communities tend to feel architected, not assembled: thoughtful elevations, livable floor plans, and indoor-outdoor flow that actually works in the desert.
At Agave Ridge, that shows up in:
- Clean architectural lines that match the La Madre Peaks mid-century aesthetic
- Single-story floor plans with no stairs anywhere in the community
- Seamless indoor-outdoor living built for the views and the climate
- Large footprints that give you space to spread out on one level
Single-story design is harder to do well at this size. Hallways get long, light gets lost in the middle of the house, and rooms can feel disconnected. A builder that knows single-story luxury plans around those problems. Tri Pointe has done it before in Summerlin, which brings us to Sandalwood.
Agave Ridge and Sandalwood: Tri Pointe’s Single-Story Success in Stonebridge
If you’ve followed new construction in Summerlin, you know Sandalwood. Tri Pointe built the award-winning single-story community in the Stonebridge village from 2019 to 2022, and it became one of the most popular in Summerlin. Buyers who wanted luxury on one level had very few new options, and Sandalwood delivered exactly that.
Agave Ridge is the closest thing to it. Same builder, same commitment to large single-story homes, now with a mid-century modern design and a location near the La Madre Peak ridgeline.
If you missed Sandalwood, or loved it but wanted a newer village and a different look, Agave Ridge is the one to watch.
Agave Ridge Floor Plans and Pricing
Tri Pointe is opening Agave Ridge with four single-story floor plans:
Plan 1, from $1,550,000. 2,779 square feet, 3 bedrooms, 2.5 baths, 3-bay garage. The entry point, and still a big home on one level.
Plan 2, from $1,645,000. 3,104 to 3,118 square feet, 3 to 4 bedrooms, 4 to 6 baths, 3-bay garage. Room for a guest suite or a real office.
Plan 3, from $1,725,000. 3,371 square feet, 3 to 4 bedrooms, 4 to 6 baths, 3-bay garage. This is where single-story starts to feel like an estate.
Plan 4, from $1,850,000. 3,842 square feet, 3 to 5 bedrooms, 4 to 7 baths, 3-bay garage. The largest plan in the community, built for buyers who want every room they’ve ever wanted, all on one level.
Pricing can move before release, and lot premiums will matter. On a ridge, the view lots carry the money.
Why Large Single-Story Homes in Summerlin Are So Rare
Builders like to build up. Land is expensive, and multi-story homes pencil out better on a small lot. That’s why so much new construction across Las Vegas goes vertical.
When a builder commits an entire community to single-story homes this size, it’s building for a specific buyer:
- The buyer done with stairs but not done with space. Room for the grandkids, the art, the home gym, and the guest who stays a week, without carrying laundry upstairs.
- The Summerlin buyer who has always loved the mid-century look and now wants it as a large single-story home.
- The relocation buyer from California or the Pacific Northwest who already appreciates mid-century design and wants it with a view and a Summerlin address.
And that third garage bay? Golf cart, second car, workshop. It gets used.
How Agave Ridge Lives Over Time
Mid-century design ages well because it was never trendy to begin with. It’s simple, it’s open, and it’s built around light and land. A single-story home in that style is easy to live in at 55 and easy to live in at 80.
The location strengthens the long-term case. Red Rock Canyon isn’t going anywhere, and neither is that ridgeline. What fills in around La Madre Peaks over the next several years is more of Summerlin: more amenities and more of the village infrastructure that makes this side of town work.
The frenzy of the last few years has calmed down. No more lotteries, fewer bidding wars. That makes it easier to see what holds value: great design, a great village, and a home you won’t outgrow or out-age.
