It’s one of the most common questions I get this time of year.

“Jennifer, should I list now, or wait until after the holidays?”

Most people assume November and December are dead months for real estate. Everyone’s busy, travel plans are booked, and nobody wants to think about moving between Thanksgiving and New Year’s.

But that’s not the whole story. Here’s what selling in Las Vegas in November actually looks like right now, and how to decide what’s right for you.

Who’s Buying a Home in November?

The buyers out in November and December aren’t casual. Nobody tours homes over the holidays for fun.

The people looking right now usually have a reason to move:

  • A job relocation with a start date
  • A move from out of state, often from California or Washington
  • A growing family, or a downsize that can’t wait
  • Buyers who want to close before year-end for tax or timing reasons

Fewer buyers are out, but the ones who are tend to be serious.

The Catch: Today’s Buyers Want Value

Here’s the other side.

The buyers out right now are driven by value, and they know they have options.

There are thousands of homes for sale across the Las Vegas Valley. That’s a lot more choice than buyers had a few years ago. Mortgage rates are still above 7%, and the Fed held rates steady at its October meeting, so buyers are watching every dollar of their monthly payment.

And they’re not just comparing your home to other resales. Builders are offering some of their biggest year-end incentives right now, including rate buydowns, closing costs paid, and price reductions on homes that are already built. Builders want those homes sold before December 31, and buyers know it.

So if your home is priced like it’s 2022, today’s buyer will simply move on to the next one.

The Spring Market Isn’t a Sure Thing

A lot of sellers decide to wait until spring, when the market traditionally picks up.

Sometimes that works. But I’ve watched it backfire, too.

I had sellers in Spanish Trail who listed high late last year and decided to hold out for a spring surge. Spring came. Spring went. That surge never showed up, and similar homes in their neighborhood are now selling for less.

Here’s what to keep in mind before you wait:

  • Nobody knows where the market is headed. We usually don’t know where the top or bottom was until long after it happens.
  • More homes may hit the market in spring, which means more competition for buyers.
  • Builders aren’t slowing down their incentives. New construction will still be competing for your buyer next year.

Waiting can make sense. It just isn’t automatically the better move.

When It Makes Sense to List in November

Listing now can be a smart move if:

  • You need to move in the next few months for work, family, or a new home
  • You’re willing to price your home for today’s market, not last year’s
  • Your home is move-in ready, since holiday buyers rarely want a project
  • You’d rather face less competition than wait for the spring rush of new listings

Homes that are priced right from day one are still selling in Las Vegas. Homes that start high and sit often end up selling for less after multiple price cuts.

When It Might Make Sense to Wait

Holding off could be the better choice if:

  • You don’t need to sell, and you’re comfortable riding out the market
  • Your home needs work you’d like to finish before buyers see it
  • You want to rent it out for a year or two and revisit selling later
  • You’re not ready to price it competitively right now

There’s no wrong answer. The key is making the decision based on your own situation, not on the calendar.

Tips for Selling Your Home During the Holidays

If you decide to list now:

  1. Price it right from the start. Today’s buyers are comparing everything, and your first two weeks matter most.
  2. Keep holiday decor light. Let buyers picture their own holidays in your home.
  3. Be flexible with showings. Serious buyers may only be in town for a few days.
  4. Know your competition, including nearby new construction and the incentives builders are offering.
  5. Make it easy to say yes. Small credits toward closing costs or a rate buydown can matter more to a buyer than a price cut.

Frequently Asked Questions

Is November a good time to sell a house in Las Vegas?
It can be. There are fewer buyers than in spring, but the ones looking in November and December are usually serious and motivated. Success depends heavily on pricing your home for today’s market.

Do homes sell in December in Las Vegas?
Yes. Buyers relocating for work, moving from out of state, or trying to close before year-end are active through the holidays.

Should I wait until spring to sell my house?
It depends on your situation. Spring usually brings more buyers, but also more competing listings and new construction. If you need to move, listing now at the right price may serve you better than waiting.

How do builder incentives affect home sellers?
Builders offering rate buydowns, closing costs, and price reductions are competing for the same buyers as resale sellers. Your home needs to be priced and presented with that competition in mind.

What should I do if my house isn’t selling?
Look at how buyers are responding. If people are viewing your home online but not booking showings, the price is often ahead of what buyers are willing to pay. Talk to your agent about pricing, presentation, or renting as an alternative.
