Mature landscaping throughout. After more than two decades, the tree canopy has filled in across the entire community — the single feature most often mentioned by people who live here, and the one that cannot be replicated in a new build.
Residents also have access to the broader Summerlin master-planned trail system, which runs more than 150 miles across the community.

Versus The Ridges: The Ridges is newer, more contemporary in architecture, more elevated in both price and dues. The Vineyards is traditional, established, and more moderate on both counts.
Versus new construction in Summerlin West: This is the comparison most buyers actually face. Communities like Stonebridge, Redpoint, Kestrel, and the newer villages offer current floor plans, builder warranties, and design center selections. What they can’t offer is a finished landscape. The Vineyards trades newest-and-latest for twenty-five years of growth — and for buyers who’ve seen enough bare new-build streetscapes, that trade lands hard.
Is The Vineyards a good place to live?
Here’s the honest version.
The Vineyards is likely a strong fit if you want a neighborhood that already looks finished, value architectural character over the newest floor plan, want a staffed gate without country-club dues, appreciate walkability inside the gate, or are relocating and want established Summerlin rather than the western edge of it.
It’s likely not the right fit if you want a brand-new home with a full builder warranty, prefer contemporary architecture, need resort-level amenities inside your own gate, or want to make design center selections rather than buy someone else’s finishes.
Both profiles are legitimate. The mismatch only becomes expensive when a buyer tours the wrong one for months.

With only 138 homes, turnover is limited. In a typical year the community sees a small handful of resales, and there are stretches where inventory is very thin.
