I had the opportunity to walk through Esplanade at Red Rock first thing Saturday morning — before the doors open to the public, before the sales center officially launches, before the rest of Summerlin West even gets a peek. Twelve floor plans. Four collections. One of the most anticipated new communities in Las Vegas.
And on Thursday, I’m taking you through every inch of it on the channel.
But this is Vegas Confidential. We don’t just drop the goods cold. We set the table first.

What Is Esplanade at Red Rock?
Taylor Morrison’s Esplanade brand has been quietly dominating resort-style new construction across the country, and they finally brought it to Las Vegas. Esplanade at Red Rock is a gated, single-story new home community of nearly 400 homes coming to La Madre Peaks Village in Summerlin West, just off West Lake Mead Boulevard.
Twelve floor plans. Four collections. Square footage ranging from 1,569 to 3,406 sq. ft. Two to five bedrooms. Two to four-car garages. All anchored by a 10,000-square-foot resort clubhouse with a restaurant, bar, spa, cold plunge, sauna, fitness center, golf simulator, and resort pool. Modern Palm Springs design language throughout.
This isn’t a neighborhood. It’s a permanent vacation with a mortgage.

Where Is Esplanade at Red Rock in Las Vegas?
Esplanade at Red Rock is located in La Madre Peaks Village, the newest village in Summerlin West, at the northwest corner of Sunset Run Drive and Park Drift Trail, just off West Lake Mead Boulevard.
For people unfamiliar with the area, here’s the orientation: you’re on the far western edge of the Las Vegas Valley, with Red Rock Canyon National Conservation Area at your back. La Madre Peaks Village connects directly to the broader Summerlin trail network, sits a short drive from Downtown Summerlin for shopping and dining, and the 215 Beltway is right there for easy access to the rest of the city.
If you’re moving from out of state and trying to picture it: imagine the canyon views you’d pay $3,000 a night for at a resort, with the city 15 minutes one direction and untouched desert 15 minutes the other. That’s the location.
When Do Models Open at Esplanade at Red Rock?
Public model home tours open in July 2026. Sales are scheduled to launch Q2 2026, with the community officially welcoming buyers through the summer.

- Zinnia — approx. 1,763 sq. ft., 2-3 beds, 2.5 baths, 2-car garage
- Zinnia X — approx. 1,822 sq. ft., 2-3 beds, 2.5 baths, 2-car garage
The entry point into Esplanade — but don’t read “entry” as “lesser.” Same gates. Same clubhouse. Same cold plunge. Same Red Rock views. Just a smaller, smarter footprint for buyers who don’t need 3,000 square feet to live a 5-star lifestyle.

The Classics Collection

Is Esplanade at Red Rock Worth It?

You’re not just buying square footage — you’re buying access to a 10,000-square-foot resort amenity center, concierge-style programming, and a community designed around active, social, lifestyle-driven living. That’s the Esplanade brand promise, and Taylor Morrison has been delivering on it across markets for years.
For the wrong buyer, no. If you don’t want HOA-driven community programming, if you don’t care about spa access or golf simulators, if you’d rather have a custom build with no shared amenity infrastructure, you’re paying for things you won’t use. The premium for the Esplanade lifestyle is real — make sure you actually want the lifestyle before you write the check.
Who Esplanade is genuinely built for:
- Buyers relocating from coastal markets (CA, NY, FL) who want resort-style living without coastal pricing
- Active 55+ buyers who want community programming and amenity access without an age-restricted designation
- Multi-generational families looking at the Capri, Fontaine, Monroe, or Sinatra with the multi-gen suite option

Who it’s not built for:
- Buyers who want maximum square footage per dollar — you’ll find better value in non-resort new construction
