I have watched it happen more times than I can count.
A buyer drives out to Grand Park Village in Summerlin West. They see construction equipment. Dirt roads. Framed homes without landscaping. Communities still taking shape. And they look around and say — it feels too far out. There is not enough here yet.
And they leave.
And I want to gently but clearly tell those buyers — you are making a mistake.
Not because Grand Park Village is perfect right now. It is not. It is actively under construction. It looks unfinished because it is unfinished.
But here is what those buyers are missing.

What Grand Park Village Actually Is
Grand Park Village is one of the newest villages in the Summerlin master plan — located in Summerlin West just west of the 215 Beltway and Summerlin Parkway. It sits against the dramatic backdrop of Red Rock Canyon and the Spring Mountains and it is being developed right now at a pace that is genuinely impressive to watch.
The centerpiece of the entire village is Grand Park — a 90 acre park that when fully complete will be the largest park ever built in Summerlin.
Phase one — Council Park — opened in December 2025. 21 acres. Three lighted baseball and softball fields. Six lighted pickleball courts. A full sized basketball court. A seasonal splash pad. A climbing play structure. Shaded picnic areas. Adult fitness stations. Community restrooms.
That is phase one.
The remaining phases are in planning with additional details to be released as they are finalized. Winding trails throughout. Additional activity zones. Passive recreation areas. More of what Summerlin does better than anywhere else in this valley.
I have not been to Council Park yet in person. But I am watching it come to life from the outside and I am genuinely impressed by the speed and the intention with which they are building this infrastructure. This is not a park that was thrown together. This is a park that was designed.
And that design philosophy is the whole point.

36 Years of Proof
Here is what I want every buyer who drives out to Grand Park Village and feels overwhelmed by the construction to understand.
Howard Hughes Corporation has been building Summerlin for 36 years.
Every village that exists in Summerlin today — The Arbors, The Trails, Summerlin Centre, The Paseos, The Ridges — was once exactly what Grand Park Village looks like right now. Dirt. Construction equipment. Communities still taking shape. Infrastructure still being built.
And then the parks opened. The trails connected. The retail filled in. The trees grew. And what was once a developing canvas became one of the most desirable and valuable communities in the Las Vegas Valley.
Grand Park Village is on that exact same trajectory.

It is going to be one of the most desirable addresses in all of Summerlin West.
The infrastructure is being built with the same intention that built every great village before it. The park is coming. The trails are connecting. The second Downtown Summerlin is in development nearby. The 215 and Summerlin Parkway are expanding. The builder mix is creating a real neighborhood not just a product lineup.
The buyers who are dismissing Grand Park Village right now because it looks unfinished are doing exactly what buyers did in every other Summerlin village before it was finished. And the buyers who acted during that window — who trusted the track record and bought into the canvas before the painting was complete — are the ones sitting on the most significant equity gains today.
History does not always repeat itself. But in Summerlin — it has a pretty remarkable track record of doing exactly that.
The Practical Reality Right Now
